Buyer guide

The real cost of renting.

Twelve checks a year. For years. To someone else. Here's what those numbers look like when you finally add them up — at every rent level you might be paying right now in El Paso.

Published: 2026-05-15

Most renters never do this math because the answer is uncomfortable. A monthly payment feels small. Forty-eight months of them feels survivable. But the moment you stretch the same number across ten or twenty years, the figure stops being a payment and starts looking like a down payment on a different life entirely.

Below is the unvarnished version. Take whatever you're paying right now, find that row, and follow it across. The columns are not estimates and not adjusted for rent increases — they're the simple, honest arithmetic of monthly rent × 12 × years.

Detail

What this table doesn't show

It doesn't show the 3% to 8% annual rent increase your landlord can apply at renewal. It doesn't show the security deposits you'll forfeit between moves, the application fees, the pet rent. It doesn't show inflation eroding the relative value of a fixed mortgage payment that — unlike rent — does not climb every twelve months.

In other words: the right-hand column is the floor of what twenty years of renting costs, not the ceiling. The actual number is meaningfully higher.

Alternative

What that same money could build

At Barcelona Estates in El Paso 79938, a Gaudí starts at $2,199/month with FHA financing and closing costs covered. Casa Milà — four bedrooms, 1,685 square feet — runs $2,322/month on the same terms. Every one of those payments builds equity in a home that's yours, in a gated community with stone-wall entry and Mediterranean architecture you can't get from a national builder.

The math isn't that buying is free. The math is that the money is going to leave your account either way. The only real decision is whether, twenty years from now, it leaves behind a number on a landlord's ledger — or a house with your name on the deed.

Timing

Why this matters now

El Paso rents have moved up consistently for the past several years. Interest rates and home prices won't stay still either. The honest framing isn't "is now the perfect moment" — it's "is my current rent already the equivalent of a mortgage payment?" For most rows in the table above, the answer is yes.
